How long will the application take?

What are you looking for in an application? 

We mostly look at rental history (evictions, past landlord collections) and employment information (length of employment, proof of employment such as pay stubs). We also look at your credit history. It doesn't have to be perfect, but usually a credit score of at least 525. We also look at payment history on other accounts and delinquencies. If we approve your application, you need to provide proof of the income you stated on the application (pay stubs or something similar). We don't rent to anyone with a felony conviction in the last 5 years.

What are the income requirements? 

You need to have AT LEAST 3 times the monthly rent in income. More is better. You will be asked to prove the income by emailing a copy of your latest pay stubs. 

What if I have an eviction? 

This doesn't necessarily eliminate you from being approved, but certainly makes it more difficult when compared to applicants without evictions. We handle every situation base by case AFTER the application is submitted. If approved, you will definitely need to pay a higher deposit. 

What is your pet policy? 

We accept pets on a case-by-case basis with an additional, refundable deposit and a monthly fee ($39 per pet). You must disclose and discuss pets at the time of application. 

Do you accept section 8?

We do not accept section 8 at this time.
